Are you pet friendly?We are a pet-friendly community and warmly welcome the smallest members of your household! Each apartment can have up to 2 pets, with non-aggressive dogs and cats accepted. Our portfolio features two pet parks where your pets can enjoy safe, enclosed spaces to stretch their legs. A $300 registration fee and a $50 monthly fee per pet apply. We look forward to meeting your furry friends! Emotional Support Animal (ESA) Accommodation Policy 1. Policy Overview NewRochelleApartments.com LLC provides reasonable accommodations to individuals with disabilities, including allowing Emotional Support Animals in housing where pets are otherwise restricted or subject to additional fees. To maintain the integrity of this process, all ESA requests must follow the procedures outlined below. 2. ESA Request Requirements Tenants must submit the following before bringing the ESA onto the premises: a. Written Request • The type, size, and breed of the ESA. • How the ESA assists with the tenant’s disability-related needs. b. Verification from a Licensed Provider • A letter dated within the last 12 months. • From a licensed healthcare professional with whom the tenant has an ongoing therapeutic relationship of at least 30 days. • Must include license number and contact information. • Must confirm the tenant’s qualifying disability and the ESA’s role in alleviating symptoms. Note: Online ESA certifications without a real therapeutic relationship are not accepted. 3. Additional Documentation • Proof of current vaccinations and licenses (as applicable). • Clear photo of the animal. • Signed liability agreement acknowledging responsibility for damages caused by the ESA. 4. Review Process Requests will be reviewed within 10 business days. Approval may be denied if: • Documentation is incomplete or unverifiable. • The animal poses a threat to health, safety, or property. 5. Misrepresentation Knowingly falsifying ESA claims or documentation may result in: • Denial of accommodation. • Lease termination. • Legal action. 6. Fees and Liability No pet fees or deposits will be charged for approved ESAs in compliance with the FHA. However, tenants are responsible for: • Tenant shall indemnify and hold Landlord free and harmless from all costs, damages and expenses arising from pet. • Tenant shall be liable for all damages to Unit and/or premises including but not limited to pest removal resulting from pet. • If approved pet discontinues residing in Unit, Tenant shall not replace pet with a similar or dissimilar pet without prior written consent of Landlord. 7. Annual Renewal Required ESA documentation must be resubmitted annually for continued fee exemptions. 8. Policy Revisions NewRochelleApartments.com LLC may update this policy in accordance with changes to local, state, or federal law.

What are the minimum qualifications?The source of one’s income does not disqualify a potential tenant from being accepted into the community. Every tenant must go through the same exact screening and approval process. We use a Weighted Application Scoring System. This Scoring Rubric assigns points for income, credit, rental history, employment, etc. Each tenant must receive a minimum of 75 cumulative score in order to qualify. Some of the factors include: 1. Enhanced Income Verification Policy: Require verifiable gross monthly income of 3.5x the rent from employment, retirement, or recurring non-voucher sources. We consider the tenant’s portion of rent, not the full rent, for voucher-holders (per HUD guidance). 2. Liquid Asset Threshold Policy: Require proof of liquid savings equal to at least 2 months’ rent, especially if income is inconsistent. 3. Employment History Standard Policy: Require a minimum of 12 months of continuous employment (with exceptions for retirees and verified full-time students). Verification: Through pay stubs, employer verification, or tax records. 4. Higher Credit Score Minimum Policy: Require a minimum FICO score of 700. Verification: Through Transunion Smartmove or other credible source. 5. Strict Rental History Review Policy: • No evictions in the last 5 years (regardless of outcome). • No more than 2 late payments in 12 months. • Full landlord reference required (no self-managed or unverifiable tenancies accepted). Verification: Through Transunion Smartmove or other credible source and former landlord reference letter. 6. Criminal Background Check Policy: Disqualify applicants with felony convictions in the last 7 years related to violence, property damage, or drug trafficking. Verification: Through Transunion Smartmove or other credible source. 7. No Co-Signers or Guarantors Allowed We encourages financially qualified tenants to discourages to minimize financial hardship and legal proceedings. 8. Require Face-to-Face Interview Policy: A brief, documented meeting or virtual interview with the leasing agent to assess basic communication and interest. Justification: Customer service alignment—not personal preference. 9.
